Can I bring my pet with me?
The Napier Masonic Trust has a No Pet policy in your home and in the villages. To discuss further please contact our Village Manager.
Can I remain actively involved in community groups and activities outside the village?
Absolutely. We want you to continue being involved in the activities and clubs you’ve always enjoyed.
Can my family and friends come and stay?
Of course. Your home is for your own personal use. You may have up to two guests to stay with you for up to 3 months in any 12-month period. If you get our written consent, you may have guests stay longer or have a larger number of guests. We may require any guest to leave if we consider other residents' enjoyment of the Village is negatively affected by their stay,
Do I need to pay to refurbish my home and to market it when I move out?
No. We cover these costs. You will only be responsible for refurbishment costs if the damage is beyond fair wear and tear.
How are my rights protected?
The Retirement Villages Act and its regulations are designed to protect your interests and set out the basic standards for operating a village.
The village land is subject to a first ranking mortgage in favour of our Statutory Supervisor to secure our obligations to repay residents their Exit Payments
How can I connect with others and take part in activities?
There are social opportunities and fun activities for you to take part in. The villages have their own social club and organise a variety of activities and outings. There’s something for everyone, from social hours, dinner nights, and celebration of national events……
Is participation in social activities optional?
You can be as involved in activities and events as much or as little as you like. It’s entirely up to you.
Is there space for my car?
Most of our villas, and flats have either a garage or allocated car park.
What happens if I change my mind after moving in?
You have the right to a refund if you cancel your agreement in writing, within 15 working days from the date you signed your ORA agreement.
What happens when I leave?
Leaving can be a difficult time for everyone, and we want to support you as much as possible. That’s why your weekly fee stops as soon as we receive vacant possession of your home. We will then undertake any refurbishment work required before reselling of your home.
What happens when I sign my ORA - Occupation Right Agreement?
You pay the balance of the licence payment after you sign the Occupation Right Agreement, which settles the purchase of the licence to occupy for your home. You do this before you take possession and move in.
The ORA is a legally binding agreement between you and the Napier District Masonic Trust and sets out the terms and conditions of your right to live in the village. The Entry Payment is payable on the Commencement Date specified in your agreement.
This is the date on which you take possession of your new home and can move in.
What happens with capital gains and losses?
There are no capital gains or losses. When you purchase your home with us, you’re not buying the building or the title to any land. Instead, you’re buying a right to occupy your home for your lifetime or until your Occupation Right Agreement is terminated. When someone else buys the home, we set the price for them based on market conditions, meaning you neither gain nor lose capital in that transaction.
What is the minimum eligible age for residents in the Napier Masonic Trust villages?
The minimum eligible age for our independent village residents is 70 years.
Who do I talk to if I’m worried about something?
We want you to love living in your village. If you have a concern, please raise the matter with one of our team members or the
Village Manager. If the matter is serious, we have a formal complaints procedure. We also hold regular meetings with residents to talk through any issues. You’re welcome to attend.
